Summary of Specific Requirements For Gravity Systems

for Single Family Dwellings*

The following is in addition to the items listed on the FAQ page for Gravity System Requirements.

 

The county follows the Uniform Building Code, with the following exceptions:

 

  • Replacement Area, Residential: 100%   (Commercial: 300%)

 

  • Maximum Slope: 30%

 

  • Vertical Separation: 5' to water table

                                          3' for lots 10 ac. or more (on approval)

                                          6" to temporary perched water table

                                          2' to factured rock & rapid soil

 

  • Septic tank capacity: 1200 gal. for 1-4 bedrooms

                                            1500 gal. for 5-6 bedrooms

 

 

Setback Definitions:

 

  • Perennial Stream: one that flows all year.

  • Intermittent Stream: one that is not perennial, but flows more than 2 months a year.

  • Ephemeral Stream: one that is not intermittent, but flows immediately after a storm.
